House Extensions & New Builds
At P Douglas Roofing & Building Ltd, we are proud of the reputation we have built as a trusted roofing company throughout Stockport and the surrounding areas — and we are much more than a roofing company.
House Extensions & New Builds in Stockport
Our experienced team also undertakes house extensions, new builds, property developments and complete refurbishments, managing projects from the initial groundwork and structural stages right through to the finishing touches.
Having experience across both roofing and general building gives us a clear understanding of how a property comes together — from the foundations and structure through to the roof that protects the finished building.
We coordinate the trades required throughout the project, so you have one point of contact and the work progresses smoothly from start to finish. Much of our work comes through recommendations, repeat customers and people who have seen our projects being completed around Stockport.
What we offer
House Extensions in Stockport
Whether you want a larger kitchen and family area, extra bedrooms, a side or rear extension, or a complete rethink of how your home works, we can help. We have completed everything from smaller single-storey rear extensions through to substantial two-storey work and major structural alterations.
If you already have architectural drawings and planning permission, we can price and programme the build. If you are earlier than that, we will talk through what is involved, what Stockport Council typically looks for, and how the roofing, steel and structure need to work together before anyone starts digging.
Our building services include:
- Single-storey rear and side extensions
- Two-storey and wraparound extensions
- New build houses and infill plots
- Conversions into apartments
- Structural steel and openings
- Groundworks, drainage and foundations
- Complete property refurbishments
Projects we take on
From a single-storey extension to a complete new build.
No two jobs are the same. These are the building projects we take on most often across Stockport.
Single-storey extensions
Rear and side extensions for kitchens, family rooms and extra living space — the most common domestic build we take on.
Two-storey and wraparound
Larger additions with extra bedrooms above, or wraparound schemes that change how the whole ground floor works.
New build houses
Infill plots and replacement dwellings, built from foundations and drainage through to a finished tiled roof.
Apartment conversions
Turning a larger property into multiple dwellings, including the structure, fire separation, services and roof.
Structural alterations
Steel beams, new openings and load-bearing changes inside the existing house so the extension actually works.
Full refurbishments
Large-scale renovations where the building is stripped back, altered and put back together as a whole, not a list of separate jobs.
Types of work
From the ground to the roof.
One team, one point of contact — groundworks, structure, roofing and the finishing trades coordinated properly.
Groundworks and foundations
Excavation, footings and the below-ground work that everything else sits on, including setting out to the drawings.
Drainage and utilities
Foul and surface water, inspection chambers and incoming services relocated or extended so the new layout is legal and maintainable.
Structural steel
RSJs, padstones and temporary propping for new openings — designed, lifted and built in, not guessed on the day.
Brickwork and blockwork
External walls, inner leaf, chimneys and party walls built to line, level and the specified bond.
First floor, roof and joinery
Joists, roof structure, roof lights and the carpentry that turns a shell into rooms, then a proper roof over the top.
Externals and finish
Drives, canopies, fencing and the last 10% that makes a new build look finished, not abandoned at first fix.
When to get in touch
Thinking about extending, building or refurbishing?
Whether you have drawings and planning in place or you are still at the ideas stage, we are happy to talk it through.
Send a photo on WhatsApp- You have outgrown the house and need more kitchen, living or bedroom space
- Planning permission is in, and you need a builder who can actually deliver the drawings
- You are tired of coordinating separate trades on a previous job that stalled
- You have a plot, an investment property or a conversion in mind
- The layout only works if a wall comes out and a steel goes in
- You want one company that can take the project from dig-out to finished roof
Our process
How a building project runs with us.
- 1
Talk it through
Call, WhatsApp or send the drawings. We will tell you quickly whether it is a job we can take on and what we need next.
- 2
Site visit
We walk the plot or the house, look at access, drainage, neighbours and how the new work will tie into the existing roof and walls.
- 3
Written quotation
A clear price and programme. If something is not included, it is written down — not discovered halfway through the dig.
- 4
Ground and structure
Foundations, drainage and steel go in first, inspected as we go, so the rest of the build sits on something solid.
- 5
Build-out to the roof
Walls, floors, roof structure and covering — the bit we are known for — then joinery and the finishing trades.
- 6
Handover
Snagging, a tidy site and the paperwork. You do not pay until the work is completed to your satisfaction.
How we build
The structure, drainage and finishes that make the job last.
Structural steel
Universal beams and columns, painted and built in with the right bearings and padstones.
Brick, block and timber
Facing brickwork to match or complement the house, blockwork inner leaf, treated joists and roof timbers.
Drainage systems
Underground pipework, inspection chambers and surface-water design that building control will pass.
Roof coverings
Tiles, slates or a warm flat roof on the extension, detailed into the existing roof so the join is watertight.
Roof lights and joinery
Lanterns, Velux-type windows and first-fix carpentry specified as part of the structure, not bolted on later.
External finishes
Block paving, canopies, fencing and rainwater goods so the finished property looks considered from the street.
What affects the price
Every quote is priced on the job, not a menu.
- Size, storeys and how much of the existing house is opened up
- Ground conditions, drainage runs and whether a pump or soakaway is needed
- Structural steel, calculations and temporary works
- Matching brickwork, roof covering and the finish level you want
- Access, party walls and working around a house that is still lived in
- Whether planning, building control and drawings are already in place
Why choose us
Why Choose P Douglas Roofing & Building?
Roofers and builders, one team
The same company that understands the roof also builds the walls, steel and drainage. Details at the junctions get thought about properly, not left to a follow-on trade.
One point of contact
We coordinate the groundworkers, steel, bricklayers, joiners and finishers so you are not chasing half a dozen numbers.
Local, recommended work
We are Stockport-based. Our reputation locally matters, which is why so much of this work comes from people who have seen a job going up on their street.
Clear programmes, tidy sites
You get a written quotation, a realistic timescale and a site that is run properly — not a skip on the pavement and radio silence.
Fully insured & guaranteed work
Your property is protected, and our workmanship is backed by guarantees for peace of mind.
Do I need planning permission for a house extension in Stockport?
Many smaller rear extensions fall under permitted development, but two-storey work, wraparounds, and anything that changes the front of the house usually needs planning from Stockport Council. We can look at your property and tell you honestly what is likely to be required before you spend money on drawings.
Do you handle building regulations as well as the build?
Yes. Extensions and new builds must comply with building regulations covering structure, fire, insulation, drainage and ventilation. We work to the approved drawings, arrange inspections, and build so the job can be signed off.
How long does a house extension take?
A straightforward single-storey extension is often a matter of weeks once we are on site. Two-storey work, new builds and apartment conversions take longer and depend on steel, drainage, weather and lead times. We set a realistic programme in the quotation so you know what to expect.
Do you manage all the trades?
Yes. Groundworks, drainage, structural steel, brickwork, carpentry, roofing, joinery and the finishing stages are coordinated through us. You deal with one team rather than a chain of separate contractors.
Can you work from our architect’s drawings?
That is how most of our larger jobs start. Send us the drawings and any structural calculations, and we will price the build and talk through the programme. If you do not have drawings yet, we can still visit and advise on what is realistic for the plot.
Do you take on new builds and developments, or only extensions?
Both. We have built new houses, converted properties into apartments, and carried out large refurbishments as well as domestic extensions. If you are a homeowner, investor or developer in Stockport, we are happy to discuss projects of varying sizes.
If you are considering a house extension, new build or major refurbishment in Stockport, we would be happy to discuss your plans.
